Rent Collection
  • Your Tenants can come into our office daily to hand deliver their rent or if after hours they can drop in our 24 Hour Drop Box. Mailing rent is also an option. 
  • WE handle documentation of rent payments and provide you with a monthly Rent Roll Ledger 
  • WE manage and assist in rent collection calls and processing of late fees as applicable
Reporting/Tenant Relations
  • Maintain records of all contracts, proposals, tenant correspondence, applications 
  • Maintain records of tenant and maintenance requests
  • WE act as the main point of contact for your tenants and promptly handle all their concerns; live phone answering and in person communication during 9-5pm Monday- Friday & After Hour Emergency Communication as Needed
Maintenance / 24 Hour Call Center
  • Be on-call 24 hours a day, 7 days per week for tenant and maintenance emergencies
  • Coordinate repairs and maintenance with contractors and vendors
Vacancies / Move Ins-Outs
  • Coordinate apartment turnovers with appropriate advertising and rental showings
  • Coordinate lease signing with approved tenant
  • Obtain move-in condition report from each new tenant (This form documents any concerns or complaints they may have about the condition of the property and to ensure proper record of the condition of the property.)
 
Evictions
  • WE work with specialized attorneys that provide services to handle any eviction situation
  • Work with process servers to serve notarized legal notices when needed
  • Attend court dates with attorneys as needed
  • Ensure as smooth and efficient of a process as possible
